Groundbreaking held for condo community near Lewes

(September 1-Lewes, DE) Fernmoor Homes this week marked the beginning of construction of Mendocino West at Vineyards — a new condominium development within its Vineyards community.

“There have been very few new condo communities built here in Lewes over the past several years and many buyers have expressed to us their disappointment about this shortage,” said Carol Smith-Gephart, director of sales and marketing for Fernmoor homes. “We’ve already pre-sold six of our Mendocino West condos in the last 30 days and we haven’t even started construction yet — which goes to show you how desirable this type of offering is in Lewes.”

Condo construction activity has been modest in Delaware and elsewhere after the financial crisis of 2008 and 2009 led to a glut in some areas and for a time a reluctance by lenders to come up with mortgage funds. However, demand for condos coontinues to be seen in some areas of coastal Delaware.

The development is about six and a half miles from Cape Henlopen State Park and about five and a half miles from Lewes.

Starting from$205,900, the new condoswill feature 2 bedrooms, 2 bathrooms, a den (available in some units), granite countertops, ceramic tile, walk-in closets, balconies, stainless steel appliances, central air and natural gas.

Owners will also have access to amenities available within the Vineyards community such as a clubhouse with fitness center and pool, bocce ball, horseshoes, a dog park and lakeside activities including a future fishing pier, kayak/paddle boat launch and beach with volleyball.

The Mendocino name comes from northern California and its attractions that include vineyards and wineries.The development is near Nassau Valley Vineyard, the state’s first winery.

The Fernmoor website also lists a few apartments for rent in the community.
